The parcel is 7,500 square feet and carried a two-family house that could be delivered vacant; an old garage on the land had already been torn down. The proposal ran two ways: four townhouses of three to four bedrooms and two and a half to three baths, roughly 1,750 square feet each with two parking spaces apiece, or six smaller units with two spaces each. The sellers offered to go through zoning and permitting alongside the buyer — and pointed to the proof of concept behind the lot, where four condos had been built and sold on a 5,000-square-foot parcel.

Heard Street sits in one of Chelsea’s older residential pockets, where teardown-and-build projects have been reshaping single lots across the city.
