At seven and a half minutes, this is one of the longest tours in Jeffrey Bowen’s early video library, published May 13, 2011. It documents a brick commercial building made of two attached retail units — the kind of property a buyer has to inspect carefully, which is exactly what the unhurried camera is for: storefronts, interiors and condition, shown plainly.

The register record for this property is MLS #71243518: a commercial building of 3,602 square feet, listed in June 2011 and sold on November 30, 2011. The listing disclosed the situation up front — the City of Everett had condemned the building and it had to be sold, as an estate sale, as-is, for cash — but it also carried a structural engineering report stating that the building could be saved. A third attached unit was not part of the sale, and access for showings required supervision by the Everett building inspector.

Union Street is one of Everett’s working commercial corridors, and this 2011 sale sits in Jeffrey Bowen’s record alongside his residential Everett work as evidence of the other half of his practice: distressed and estate commercial property, marketed honestly on video at a moment when few brokers were filming anything at all.
