This tour, published on November 25, 2011, presents Unit 4 of the Paul Curtis Manor at 402 Meridian Street. The building began life around 1860 as the home of a famed clipper-ship builder and was being transformed, at the time of filming, into four luxury residences above historic Eagle Hill, with open houses held on Sundays.
Every floor plan in the conversion was drawn as three bedrooms and two full baths, with granite-and-stainless kitchens, air conditioning and deeded parking, and the interiors were built around the house’s natural light and sweeping water views. Jeffrey Bowen’s register records all four Paul Curtis Manor residences selling across late 2011 and spring 2012; Unit 4’s own MLS number is not unit-mapped in the sources, so none is printed here.
Meridian Street is Eagle Hill’s spine, running from Maverick Square up over the hill, and 402 Meridian stands near its top. Conversions of the neighborhood’s great Victorian houses into small luxury condominium communities are a defining thread of Jeffrey Bowen’s East Boston record, and the Paul Curtis Manor is one of its earliest documented examples.
