Renovated living room with sliding doors to the covered outdoor space

🏡 A renovated home. A well-kept building. A practical next step.

Some condos catch your attention with the kitchen. Others make their case with the things you appreciate every day: an elevator, garage parking, in-unit laundry and a layout that makes sense.

At 100 Boatswains Way #403 on Admiral’s Hill in Chelsea, Massachusetts, those features came together in a renovated two-bedroom, two-bathroom condo. I represented the buyer in the purchase, which closed on October 22, 2025, for $599,000.

This is a look back at the property and what buyers can learn from it—not a current listing.

✨ The appeal went beyond the kitchen

A finished interior can change the conversation. Instead of imagining a renovation, buyers can concentrate on how the home works for them.

The listing described a modern kitchen with new cabinetry and stainless steel GE appliances. The photographs show bright cabinetry, generous counter space and a dining area connected to the main living space. The condo was presented with furniture and decor that made the rooms easy to understand.

The two bedrooms and bathrooms sit on opposite sides of the central living area. That separation gives the layout a practical advantage: distinct spaces without adding another floor to navigate. The primary bathroom featured a renovated walk-in shower; the second bathroom offered a soaking tub.

Sometimes the most appealing renovation project is the one you don’t have to start.

🏢 The building belongs on the checklist, too

Buying a condo means looking beyond the unit’s front door.

What stood out to me was the condition of the building as well as the condo itself. The renovated common areas, pristine lobbies and elevator complemented the finished interior. Garage parking and additional storage added practical value to the overall package.

The MLS identifies the community as Admiral’s Flagship Condominium, with professional management. It also records elevator access, in-unit laundry, central air, a private covered outdoor area and one garage parking space.

The listing described Tobin Bridge views from the southwest-facing outdoor space. This was not marketed in the MLS as a waterfront property.

💡 What another Chelsea condo buyer can take from this

Compare the whole home—and the whole building. A renovated kitchen is easy to notice. Parking rights, storage, association documents, building maintenance and the route from the garage to the unit deserve attention, too.

  • Layout: Does the arrangement work for your everyday routine?
  • Condition: Which improvements are documented, and what still needs evaluation?
  • Parking and storage: Confirm the spaces and the legal rights attached to them.
  • Building: Review maintenance information, association finances, rules and any proposed work.
  • Access: Visit the entrance, elevator and garage rather than assuming “elevator building” answers every access question.

The best fit is personal. A useful search starts with priorities, then checks the details property by property.

🔄 Selling your home and buying a new one

“How do I sell my home and purchase a new one?” is a question worth discussing before either transaction begins. A coordinated plan considers your preferred move date, preparation work, financing and what happens if one transaction takes longer than expected.

Buying first and selling first involve different trade-offs. Buying first may allow time to move out and prepare the previous home, but requires a workable plan for the purchase and any overlapping costs. Selling first can clarify available proceeds, but may require temporary housing or negotiated timing. A lender and attorney can help evaluate the financial and contractual details for your circumstances.
